Buying a home in Florence Oregon doesn’t have to be confusing or frustrating but knowing the process makes the entire transaction much easier.
Step one is simply making sure you can financially afford the home. You must either have the cash outright to purchase the home or have obtained financing through a home loan or mortgage. Step two is finding the right buyers agent. Step three is finding the home you love. I stress off waiting too long if you do find a home that you love in your price range. Investors are quick to jump on homes especially those dealing in a short sale or foreclosure so make sure that you put in an offer right away. Make a list of things you love about the home and things you can do without and keep notes as you tour available listings.
Step four is putting in an offer. As your buyers agent I will make sure we submit a solid offer with minimal contingencies that allows the seller to trust you are a serious buyer ready to complete the transaction.
Step five; once the offers been mutually accepted it moves on to pending and subject to inspection. The highly recommend you get an inspection on all of your property and make an informed decision after the report. You can request money off of the home itself, repairs to the house, terminate the transaction completely, or asked for funds after closing to finance the repairs.
Step six; this is typically a quiet time for the buyers as once the inspection is satisfied all parties involved get to work to make sure the deal closes on time. During this time it’s a great idea to start packing, prepare yourself for your change of address, and stay in close communication with your agent.
Step seven; the escrow in title company will contact you for final signing. Make sure you ask if you don’t understand anything that you are signing. Once both parties have sign the final documents, monies are released to the proper parties, deeds are filed with the County, and we can now hand over the keys to your new Florence home.
