Just thinking about selling?
This is not the market if you just want to see what buyers will do or offer on your home. If you have been toying with the idea of selling your home, or maybe you found a home in the next community over that looks like a deal you may need to re-think your strategy. You've heard the term motivated seller? If you are selling in this market you ARE a motivated seller. The market is too saturated with homes from sellers that absolutely must sell their home as fast as possible. This is not the market to list your home just to see if you get any bites. Chances are you will price your home too high and have to drop it significantly to even get a looker, then you may tend to be inflexible with a buyer's low ball offer. If you don't need to sell at this time, I would possibly suggest waiting. A seller's market is much better for this type of sale. I would be happy to speak with you on the possibility of listing your Florence property in the future.
Need to move because of Job or Life Change?
Many sellers must sell quickly in order to start a new job, before the new baby arrives or a death in the family. Many life situations can require a sale and I want to be sensitive to that need. More than likely if any one of these is the case you are a pretty motivated seller. We discuss your options, your need for profits from the sale and if you need to buy or rent another home in the Florence real estate market. By preparing your home to list, we can price it right from the beginning, stage it appropriately and get buyers in the door. When I list a property with these needs I expect the seller to also do their part to get their home sold quickly. Because I cannot be in your home as often as you are here are some items you must do to ensure a quick sale:
Clean the house and keep it clean
This may seem obvious but many sellers do this once and then don't keep at it. Yes, it's a pain to have your home on the market any longer than you have to, but the better you keep the home when a showing happens, the more likely that buyer is to consider writing an offer. This is unlike any cleaning you may have done in the past so remember to keep items off the counters, walk-ways clear and free flowing and all personal belongings packed away.
Since you are going to pack them anyway, start now by removing half your clothes in your closet, food from the pantry (eat it up) and furnishings and books. By showing the buyer how much room there is in the house, it won't see cluttered and crowded.
Keep Lawns and Landscaping in top shape
This may be something you will want to hire a landscaper for just until the home sells. Having a clean, trimmed and green lawn says wonders about the house and seller in general. If the outside looks good, many times the buyers will want to see more. Keeping them wandering around and inside the house is a good sign. You want every inch of your home to be impressive.

This is the really motivated seller. There are several options if you are currently in this position. Don't wait a second longer.
